Current zoning is LR-D3, the use - as a storage facility - would be first allowed in a Semi-Industry district. This would require a comprehensive look at the future development planned for the larger scale block (including residential units) to determine how to move forward.

Given, the applicant was seeking a schematic approval, the Committee felt as though the overall site plan should have been more completely vetted (circulation, ingress & egress, easement issues) and want to insure that there is no traffic or infrastructure conflict with the residential fabric of the future residential development and neighborhood.

As the applicant touched on the future building that fronts E 101st, the Committee stated that consideration should be given to the scale of that building as it transitions into the residential fabric.

The biorepository building rear facade seem out of sorts with the residential context that it will interface with.

Applicant was asked to show how they propose the tiered/step-down treatment of buildings from west to east along the newly-created block between E 101st & E 105th, and include illustrations of pedestrian amenities along the sidewalk and between buildings.

2) Continue study of south facade - forehead seems heavey. Address fenistrations facing residents.

3) Identify location and placement of signage.

4) Provide detailed landscape plan that addresses the pedestrian experience, access drive, and east & west side of site. Include any placemaking amenities that encourages pedestrian traffic.

5) Provide lighting; interior & exterior.

 

Alternate voting member, Dawn Glasco, attended and voted in the affirmative to approve the motion.
